Invest in Income.
Day One Yield.

Buy properties that already have a tenant and a signed lease. The rent starts coming to you the day ownership transfers — no tenant search, no empty months.

What is PreLeased?

A marketplace for properties that already earn rent — for investors who want income from day one.

Every property on PreLeased has a tenant in place and a signed lease. When you buy, the lease comes with it, so your rental income starts immediately. Before you enquire, you see the rent, the yield, how long the lease runs, and the tenant type — the numbers an income investor actually needs.

Tenant already in place

No tenant search, no fit-out wait, no vacant months.

Yield shown upfront

Calculated from rent and price, the same way on every listing.

Lease terms disclosed

Lease end, lock-in, and escalation — before you enquire.

How yield works

One number to compare every property

Gross yield is the yearly rent as a percentage of the price. PreLeased calculates it the same way for every listing, so a warehouse in Dubai Investments Park and an office in Business Bay can be compared side by side.

It is a gross figure: service charges, fees, and any vacancy after the lease ends are not deducted.

Example — office, Business Bay

Asking price
AED 14,500,000
Monthly rent
AED 87,000
Yearly rent (× 12)
AED 1,044,000
Gross yield
7.2%

Why would anyone sell a property that pays rent?

Good assets change hands for good reasons

A tenanted property is often the easiest asset an owner can sell, because the income is already proven. These are the most common reasons it comes to market.

Portfolio rebalancing

An owner or fund wants to move capital into a different asset class or market, and sells a stable, tenanted property to do it.

Capital for something else

A business owner or developer needs cash for a new project. A tenanted property is easy to sell because the income is already proven.

Planned exit

A long-term holder has reached their target return and is exiting. The tenant and lease stay in place for the next owner.

Relocation

The owner is moving countries and doesn't want to manage a property and tenant from abroad.

How it works

Simple from both sides

01

Browse tenanted properties

Every listing already has a tenant and a signed lease. Filter by property type, tenant type, and yield.

02

Check the lease and the numbers

See the monthly rent, gross yield, lease end date, lock-in period, and annual escalation before you enquire.

03

Enquire, verify, and close

Send an enquiry. The seller or their broker shares the lease and title documents for your due diligence. The rent starts coming to you once ownership transfers.

What you see on every listing

The lease, not just the property

Monthly rent and gross yield

The yield is calculated from the rent and the asking price, so every listing is compared the same way.

Tenant type

Corporate, retail, government, multinational, or private — so you know what kind of tenant you are buying into.

Lease start and end

How long the current lease runs, and how much of it is left.

Lock-in period

The period during which the tenant cannot exit the lease early.

Annual escalation

How much the rent increases each year under the lease.

Legal and property details

Title status, area, property type, year built, and the reason for the sale.
